Hola!
I have a light leak on my camera. I went ahead and tested a piece of paper without photographing it and BAM! It was black with white borders all around. So that tells me the paper is not exposed. And yes, the wheel is closed with the hole is covered.
Could it be coming from the little holes where I put the chemicals in? And yes, the wheel is closed with the hole is covered.
That doesn't look unusual. Don't forget HDPP is really slow, iso 2'ish, so you top image might need a couple of extra stops of exposure.
(A "stop" is where the exposure is double or halved, so 3 minutes + 1 stop = 6 minutes, +2 stops = 12 minutes, + 3 stops = 24 minutes)
You can see some trees? starting to show, so I'd probably try something like 12 or 15 minutes there to get some detail in the shadows (but you'll lose the highlight), and it's likely to be quite contrasty especially if you are using a new bottle of developer, and it's freshly made up.
Although in theory the white edges could be caused by light around the outer edge, it's most likely to be caused by no developer reaching that part, but later fix has reached the undeveloped paper, so it become white. If you look at the photo examples on here, those edges are normal.
I am using Harman Direct Positive paper. Top shot: 3 minutes, partly sunny (Maine, USA). Bottom was my unexposed paper only processed.
Can you post a picture of the suspected leak?
You didn't mention what type of paper you are using, unexposed HDPP (positive) will develop black.
You would get a border, where the paper is under the box frame and chemical don't reach, depending upon how tight the camera is pressed down, it might be white, most likely mottled as some chems partially seep under.
